• <br />Northfork Office Condos <br />Preliminary Plat/Site Plan Review <br />September 26, 2006 <br />Page 5 of 5 <br />Fire Suppression /Sprinkling System: The City requires all commercial buildings in non- <br />hydranted areas to be sprinkled in order to provide adequate emergency fire protection. The City <br />is in receipt of a fire suppression specifications sheet submitted by Brothers Fire. Detailed <br />calculations identifying the critical fire flow demands will need to be submitted. It appears that <br />the sprinkling system will meet national and state standards. This will be verified by the Fire <br />Marshal upon building permit submittal. <br />Stormwater Management Fee: A stormwater management fee must be paid for all new lots <br />being created. The rate in effect at the time of final plat approval must be paid prior to the City's <br />release of the final plat for recording. <br />Park Dedication: The plan will be forwarded to the Park and Recreation Commission at the <br />time of preliminary plat. The City has the option for land, cash or a combination thereof. Any <br />park dedication fees will be required to be paid to the City prior to the release of the final plat for <br />recording. <br />Trail Fee: The plat will be subject to Trail Fees, which must be paid prior to release of the final <br />plat for recording. <br />The Planning Commission will be meeting at 7:00 p.m. on Thursday, October 7, 2006 at the <br />Ramsey Fire Station, 15050 Armstrong Blvd., to review your preliminary plat application. You <br />or your representative should be present to answer any questions that may arise.
