• Northfork Office Condos Preliminary Plat/Site Plan Review September 26, 2006 Page 5 of 5 Fire Suppression /Sprinkling System: The City requires all commercial buildings in non- hydranted areas to be sprinkled in order to provide adequate emergency fire protection. The City is in receipt of a fire suppression specifications sheet submitted by Brothers Fire. Detailed calculations identifying the critical fire flow demands will need to be submitted. It appears that the sprinkling system will meet national and state standards. This will be verified by the Fire Marshal upon building permit submittal. Stormwater Management Fee: A stormwater management fee must be paid for all new lots being created. The rate in effect at the time of final plat approval must be paid prior to the City's release of the final plat for recording. Park Dedication: The plan will be forwarded to the Park and Recreation Commission at the time of preliminary plat. The City has the option for land, cash or a combination thereof. Any park dedication fees will be required to be paid to the City prior to the release of the final plat for recording. Trail Fee: The plat will be subject to Trail Fees, which must be paid prior to release of the final plat for recording. The Planning Commission will be meeting at 7:00 p.m. on Thursday, October 7, 2006 at the Ramsey Fire Station, 15050 Armstrong Blvd., to review your preliminary plat application.
