<br />PROroSED FINDIRiS CF FAC1 <br />CONDITIONAL USE PERMIT <br />MR. TIKYlHY SHAY <br /> <br />1. That Mr. TiJrothy Shay, hereinafter referred to as "Applicant", has <br />properly applied for a conditional use permit to construct an <br />advertising sign. <br /> <br />2. That the Applicant appeared before the Ramsey Planning and Zoning <br />Commission for a public hearing pursuant to Sections 170.013D and <br />170.054 of the Ramsey City Code on March 1, 1988 and that said public <br />hearing was properly advertised and that the minutes of said public <br />hearing are hereby incorporated as part of these findings by reference. . <br /> <br />3. That the subject property is generally known as 6745 138th Avenue N.W. <br />and is legally described as follows: <br /> <br />Lot 2, Block 1, Riverside West, Moka County, Minnesota. <br /> <br />4. That the subject pro~rty is located in the B-1 Business District and <br />is approxirrately one acre in size. <br /> <br />5. That the Applicant is requesting a conditional use permit to construct <br />an advertising sign on the subject property. <br /> <br />6. That the Applicant is proposing to construct an advertising sign <br />approximately 130 square feet in size. <br /> <br />7. That Section 170.054 of the City Code requires that advertising signs <br />shall be constructed either on the site of the subject activity <br />advertised on the sign or within 2500 feet of the subject activity <br />advertised on the sign. <br /> <br />8. That Section 170.054 of the City Code states that all advertising <br />signs require a conditional use permit from the City prior to <br />construction. <br /> <br />9. That the subject pro~rty is currently vacant and the Applicant plans <br />to have the sign on the property for no more than 5 years, at which <br />time the Applicant plans to develop the pro:;;erty. <br /> <br />10. That the adjacent properties are also within the B-1 Business <br />District. <br /> <br />11. T'nat the proposed sign will not increase traffic to or fran the subject <br />property. <br /> <br />12. That the proposed sign will not be unduly dangerous or detrimental to <br />persons working in the vicinity of the proposed sign. <br /> <br />13. That the proposed sign will not substantially impair the use of <br />surrounding properties. <br /> <br />14. That the proposed sign will not be harmonious with and in accordance <br />with the specific objectives of the City's Comprehensive Plan and <br />Chapter 170.01 of the City Code. <br /> <br />44 <br />
