Mr. Gerald zimmerman
Page 2
March 1, 1988

3. In review of the preliminary plat data required by City Code,
section 170.037, the following items were not provided:

a. Soils data and soil borings.
b. Profiles of existing and proposed streets.
c. A proposed method of disposing of surface water drainage
and a method of conveying surface water drainage within and
beyond the limits of the plat to publicly owned or
controlled drainage facilities or storm sewer.

4. In review of access to the plat, all the lots will be provided
access to Armstrong Blvd. N.W. at 163rd Lane N.W.

I

5. In review of the street layout, all streets are proposed as
temporary cul-de-sacs which exceed the maximum of 600 feet as
allowed by City Code. If the plat is approved, variances will
have to be granted.

6. The park commission has reviewed the proposed plat and requests
that a four acre trail corridor be dedicated on the west side
of the plat.

We would recommend approval of the preliminary plat contingent on
correcting or obtaining variances on the items stated in this
letter and. contingent on the dedication of the trail corridor.

If you have any questions in regard to the preliminary plat, please
let us know.

Yours truly,

HAKANSON ANDERSON ASSOCIATES, INC.

~~~~~
Peter R.
