<br />15 Minutes <br /> <br />CASE fJ:l: <br /> <br />REQUEST FOR PRELIMINARY PLAT APPROVAL OF RIVERVIEW ESTATES; <br />CASE OF MR. TODD ELOFSON <br />By: Anne Norris, Community Development Director <br /> <br />Background: <br /> <br />Mr. Todd Elofson is requesting preliminary plat approval of Riverview Estates. <br />This plat is located on the south side of U.S. Highway fJ:I0 west of Sunfish Lake <br />Blvd. N.W. Mr. Elofson is proposing to plat the property adjacent to U.S. <br />Highway fJ:10 for commercial development and the property along the Mississippi <br />Riyer into six residential lots. The entire plat is approximately 9.5 acres in <br />size. <br /> <br /> <br />The plat will be served by sanitary sewer and municipal water. <br /> <br />Enclosed are the following items for your information: <br /> <br />a) Site location map <br />b) Proposed plat <br />c) City Engineer's review of the plat dated July 7, 1988 <br /> <br />Observations: <br /> <br />The Planning and Zoning Commission conducted a public hearing on this plat on <br />July 7, 1988. On July 13, 1988 the Commission recommended approval of the plat <br />contingent upon: 1) review by the PLrk and Recreation Commission and 2) <br />approval by the Department of Natural Resources. <br /> <br />The Park and Recreation Commission will review the plat on August 11,1988. As <br />the Critical River Trail corridor is included in the Front Street N.W. right- <br />of-way, Staff is recommending that the Commission request cash to satisfy the <br />City's park dedication requirement. <br /> <br />Any City approval of Mr. Elofson's plat is contingent upon the Department of <br />Natural Resources and the Environmental Quality Board approving the proposed <br />amendment to Section 170.0112 of the Ramsey City Code. <br /> <br />Recommendation: <br /> <br />Council Action: <br /> <br />Motion to: <br />Approve/ deny Mr. Todd Elofson's request for prel iminary pIa t appr oval of <br />Riverview Estates. <br /> <br />Review Checklist: <br /> <br />Administrator <br />Attorney <br />Engineer <br />Community Development Director <br />Planning and Zoning Commission <br /> <br />Chief of Police <br />Finance Officer <br />Public Works Superintendent <br />Department of Natural Resources <br /> <br />-L <br /> <br />-L <br />..L <br />..L <br /> <br />2'-' <br />
