15 Minutes CASE #3: REQUEST FOR CONDITIONAL USE PERM!T TO OPERATE A VEHICLE SALES LOT; CASE OF MR. ROGER HURD By: Anne Norris, Community Development Director Background: Mr. Roger Hurd is requesting a conditional use permit to operate a vehicle sales lot at 7205 Highway #10 N.W. This property is located in the I-I Industrial district. Vehicle sales is not a permitted use in this district. Mr. Hurd currently owns and operates the West Main Auto business at 434 West Main in Anoka. Mr. Hurd plans to do exterior repairs to the residential structure existing on the site and use it for an office for the business. Mr. Hurd is also proposing to blacktop the proposed car lot. a) Application b) Site location map c) Proposed site plan d) Letter from Mr. Bill Sironen, Anoka County, dated July 19, 1988 e) Findings of Fact #0207 f) Proposed conditional use permit Enclosed are the following items for your information: The City Engineer's review of Mr. Hurd's proposed site plan will be available at the meeting. Observations: At its meeting on June 28, 1988 the City Council considered Mr. Hurd's request and tabled action until Mr. Hurd provided a scaled site plan. The Planning and Zoning Commission conducted a public hearing on Mr. Hurd's request on June 7, 1988. On June 16, 1988 the Commission recommended denial of Mr. Hurd's request as: 1) the request is not consistent with the existing zoning or with the intent of the Comprehensive Plan for that parcel and 2) the Commission had concerns regarding safe access to the site.
