Norris <br />community Development Director <br /> <br />Regarding: Proposed Development NW Corner of TH 10 and <br />CR #56 <br /> <br />Dear Anne: <br /> <br />We have reviewed the proposed site plan for a used vehicle <br />sales lot on the northwest corner of TH 10 and CR 56 and offer <br />the following comments. <br /> <br />When CR #56 was reconstructed, the house on this lot was <br />located extremely close to the existing road. As such, we <br />obtained no right-of-way along this parcel, assuming that it <br />would someday redevelop and the house would be removed. Since <br />the house no longer exists, we recommend at this time an <br />additional 27 feet of right-of-way be dedicated to bring this <br />lot into the same right-of-way section as the other side of CR <br />#56 and also the properties to the north. The proposed access <br />on CR #56 is acceptable at this time, however this is only <br />acceptable since the northern portion of the property is not <br />being developed or improved with this plan. When this <br />development or improvement occurs, this driveway should be <br />relocated to the north closer to the railroad tracks. Our <br />experience has shown, driveways in right turn lanes have a <br />higher accident potential especially as they get closer to the <br />major highway intersection. Also, locating the access further <br />north, gives it a greater distance and therefore a smoother <br />maneuver for vehicles exiting the lot and wanting to turn left <br />at TH 10. <br /> <br />Affirmative Action I Equal Opportunity Employer <br /> <br />40 <br />
