<br />15 Minutes CASE 15: <br /> <br />REQUEST FOR METES AND BOUNDS SUBDIVISION <br />AND REQUEST FOR REZONING FROM RESIDENTIAL <br />TO B-1 BUSINESS; <br />CASE OF MR. DENNIS HOLMQUIST <br />By: Anne Norris. Community Development Director <br /> <br />Background: <br /> <br />Mr. Dennis Holmquist is requesting a subdivision of his property located at <br />6326 Highway 110 N.W. Mr. Holmquist is proposing to split the southern portion <br />of the lot. where a duplex is located. from the northern portion of the lot. <br />Mr. Holmquist is requesting that the northern portion of the property be <br />rezoned to B-1 Business. The entire parcel is currently zoned for residential <br />use only. <br /> <br />Enclosed are the following items for your information: <br /> <br />a) Application <br />b) Site location map <br />c) Sketch map <br />d) Proposed subdivision <br />e) Planning and Zoning Commission public hearing meeting minutes dated <br />July 7, 1988 <br /> <br />The existing lot is approximately .7 acres in size. Mr. Holmquist is proposing <br />that the northern commercial lot will be approximately .34 acres in size and <br />the southern portion where the house is will be approximately .36 acres in <br />size. <br /> <br />Observations: <br /> <br /> <br />Section 170.016F of the City Code requires a minimum lot size of .5 acres in <br />the B-1 Business district. <br /> <br />The Planning and Zoning Commission conducted a public hearing on Mr. <br />Holmquist's rezoning request on July 7. 1988.
