15 Minutes CASE 15: REQUEST FOR METES AND BOUNDS SUBDIVISION AND REQUEST FOR REZONING FROM RESIDENTIAL TO B-1 BUSINESS; CASE OF MR. DENNIS HOLMQUIST By: Anne Norris. Community Development Director Background: Mr. Dennis Holmquist is requesting a subdivision of his property located at 6326 Highway 110 N.W. Mr. Holmquist is proposing to split the southern portion of the lot. where a duplex is located. from the northern portion of the lot. Mr. Holmquist is requesting that the northern portion of the property be rezoned to B-1 Business. The entire parcel is currently zoned for residential use only. Enclosed are the following items for your information: a) Application b) Site location map c) Sketch map d) Proposed subdivision e) Planning and Zoning Commission public hearing meeting minutes dated July 7, 1988 The existing lot is approximately .7 acres in size. Mr. Holmquist is proposing that the northern commercial lot will be approximately .34 acres in size and the southern portion where the house is will be approximately .36 acres in size. Observations: Section 170.016F of the City Code requires a minimum lot size of .5 acres in the B-1 Business district. The Planning and Zoning Commission conducted a public hearing on Mr. Holmquist's rezoning request on July 7. 1988. On July 13, 1988 the Commission recommended denial of both requests. as the subdivision would create a substandard commercial lot and the rezoning would not allow the City adequate control over the type of commercial use. Recommendation: Council Action: Motion to: Approve/deny Mr. Dennis Holmquist's request for a metes and bounds subdivision. -and- Motion to: Approve/deny Mr. Dennis Holmquist's request for rezoning.
