Mr. Wolley stated down the river there are % to 1 million dollar single family homes being built
across from commercial property. Commercial property is not necessarily a situation where it is
not beneficial to the neighborhood for screening. When he built Ramsey Bicycle he was very
well aware of all the screening required. A commercial use would be far more advantageous
here than putting in multiple housing of high density in this area. This is a pristine area with a
lot of investment. This property owner is stripping the equity out of all of these massive homes
in the area.

Mayor Pro Tem Elvig indicated the direction the Council is discussing is to walk the property to
review this further. The property has rights also. If someone were to come in to. do a
commercial project that is less than standard the neighborhood would also say that is stripping
the equity out of their homes.

Motion by Councilmember Cook, seconded by Councilmember Olson, to table the request for
Comprehensive Plan Amendment, the request to rezone property from B-2 Business to Planned
Unit Development, and the request for preliminary plat and preliminary site plan review of
Ebony Woods; Case of DPM Investments, Inc. to a work session agenda to allow for additional
review of the property and zoning, and what is occurring in the area.

Further discussion: Councilmember Jeffrey urged the other Councilmembers to visit this
property and review the area.

Motion carried.
