<br />CASE # I <br /> <br />PUBLIC HEARING <br />REQUEST FOR A VARIANCE TO ACCESSORY <br />BUILDING SIDEWALL HEIGHTRESTRICTIOINS; <br />CASE OF RALPH & VERNICE JACOBSEN <br />By: Chris Anderson, Zoning & Recycling Coordinator <br /> <br />Background: <br /> <br />Section 9.11.02 (Accessory Uses, and Buildings) of Ramsey City Code regulates not only the <br />overall height of accessory buildings, but also accessory building sidewall height on properties <br />less than two (2) acres. Sidewall height of accessory buildings on properties less than two (2) <br />acres in size is limited to ten (10) feet; mean gable height is limited to sixteen (16) feet. <br /> <br />. The following items are enclosed for your information: <br /> <br />a) Site location map <br />. b) Site layout <br />c) Site picture <br />d) Signatures of surrounding property owners supporting the request <br />e) Proposed Findings of Fact <br />f) Proposed resolution to approve the variance request <br /> <br />Notification: <br /> <br />State statute requires notification of the public hearing to property owners ,within 350 feet of the <br />subject property. Staff sent out notices to all property owners within 350 feet. . <br /> <br />Observations: <br /> <br />The purpose of the proposed accessory building is to - accommodate a fifth-wheel camper trailer. <br />and other personal-use vehicles and equipment. -The square footage of the proposed building, <br />coupled with the existing detached garage, is within the limits allowed in City Code. <br />Furthermore, the proposed location meets or exceeds all applicable setbacks. However, the <br />height of the camper trailer requires a minimum clearance of twelve (12) feet. Thus, Mr. <br />Jacobsen is requesting a variance to construct an accessory building with sidewalls that are <br />fourteen (14) feet tall to accommodate the 12 foot door opening, header, and door hardware. <br /> <br />The overall height of accessory buildings is also regulated by City Code. For parcels less than <br />two (2) acres, the-mean gable height is limited to sixteen (16) feet. The mean gable height of the <br />proposed building will be approximately sixteen (16) feet. Thus, the variance request is just for <br />the sidewall height. Finally, Mr. Jacobsen has spoken with most of the surrounding property <br />owners and has obtained the signatures of six of them that support his request. <br /> <br />1 <br />
