- 3 - C.C.P&ZS/28/TI <br /> <br />It is good to have other businesses around for with only homes you <br />do not have enough business around to draw the people. <br /> <br />Mr. Steffen thinks we should have a limit on the number of businesses <br />of the same type within a certain area. A neighboring community had <br />trouble with this because some people called it monopoly. <br /> <br />Mr. Fricke said there is good strip development and bad strip devel- <br />opment. Bad strip development is when the area is too shallow, crowd- <br />ing too much business into too small a space, with not enough room <br />for parking, etc. Buffering should be fencing and plantings and <br />sometimes a combination of the two. There is much to be said for <br />the convenience of living near a shopping center. Mr. Cox said these <br />were good points. <br /> <br />Mr. Steffen said the staff could go to work on the zoning for this <br />area. He asked about how they were going to encourage high density <br />in the southeast corner? How far do they want to go on this? What <br />about the zoning in the rest of the City? Mr. Cox said the staff <br />should prepare the areas that possibly could be in the high density <br />development. Mr. Fricke doesn't think it is premature to consider <br />this. Multiple development is associated with commercial development. <br />Mr. Fricke said our existing zoning does not have a multiple family <br />district. He thinks this should be considered in the revision of <br />this zoning ordinance. Site plan reviews by the Planning & Zoning <br />Commission could eliminate a great deal of public hearings where it <br />is not warranted. Mr. Steffen said it would save a lot of time if <br />the engineer, legal staff and Mr. Steffen would work together on <br />this plan. ~he next meeting was set for Tuesday, June 17th at 7:30 <br />p.m. with the Council, Planning & Zoning Commission, Mr. Steffen, <br />Mr. Fricke and Mr. Goodrich. <br /> <br />Mr. Cox asked if there were any other comments. There were none. <br /> <br />Mr. Reimann moved we adjourn the meeting.
