Absent: Board Members Brauer, Levine, and Van Scoy. <br /> <br />Board Member Van Scoy arrived at 7:03 p.m. <br /> <br />PUBLIC HEARINGSIBOARD BUSINESS <br /> <br />Case #1: <br /> <br />Request for a Variance to Rear Yard Setback Requirements; Case of GMI, <br />Inc. <br /> <br />Chairperson Nixt closed the regular portion of the Board of Adjustment meeting at 7:03 p.m. in <br />order to conduct the public hearing. <br /> <br />Public HeariD!! <br /> <br />Chairperson Nixt called the public hearing to order at 7:03 p.m. <br /> <br />Presentation <br /> <br />Assistant Community Development Director Frolik stated GMI Inc. has submitted a request for <br />variance to the rear yard setback requirement for their proposed expansion project located at <br />6511 Bunker Lake Blvd. GMI Inc. is proposing to construct a 9,920 square foot addition onto <br />their existing building. The rear yard setback requirement in the E-l Employment District is 35 <br />feet. The site plan shows a rear yard setback of 20 feet, for an encroachment of 15 feet. The <br />shape of the lot limits the ability of the applicant to expand the building in a different direction, <br />given the lot's triangular shape and large amount of frontage on Bunker Lake Blvd. Staffwould <br />also note that a similar variance was granted to Panther Precision for their building expansion, <br />located on Sunwood Drive at Bunker Lake Blvd. Ms. Frolik reviewed that the Planning <br />Commission recommended approval of GMI's site expansion at the September 7,2006 meeting, <br />contingent upon receipt of a variance to the rear yard setback requirement. Ms. Frolik advised <br />staff recommends approval of the variance request. <br /> <br />Citizen Input <br /> <br />Mr. Mark Hager, 7481 149th Avenue NW, representing Life Fitness located at 14150 Sunfish <br />Lake Blvd, stated this property backs up to Life Fitness. The only concern of Life Fitness is <br />drainage; there is already a drainage problem on this comer of their facility. <br /> <br />City Engineer Jankowski indicated it is proposed that the drainage would run from east to west <br />along the property line. He has advised the engineer for GMI Inc. that it looks rather tenuous that <br />this drainage can be accomplished with overland flow. The GMI engineer has suggested creating <br />a swale such that the flow will run to the north and down the swale into the pond. He has <br />requested the engineer to provide detailed cross sections to show this can be done. If this cannot <br />be accomplished the applicant will need to ensure that the stormwater will not to run onto the <br />Life Fitness property. <br /> <br />Board of Adjustment/October 5, 2006 <br />Page 2 of 4 <br />
