It is not <br />intended to limit, in any way, the actual selling price of the <br />subj ect property. It does, however, provide a strong foundation <br />upon which a seller may base his expectations regarding the selling <br />price of the subject property. <br /> <br />DEFINITION <br /> <br />'Market Value' is defined as 'THE MOST PROBABLE ESTIMATED PRICE IN <br />TERMS OF MONEY WHICH THE PROPERTY WILL BRING IF EXPOSED FOR SALE IN <br />THE OPEN MARKET ALLOWING A REASONABLE TIME TO FIND A PURCHASER WHO <br />BUYS WITH FULL KNOWLEDGE OF ALL THE USES TO WHICH IT IS ADAPTED AND <br />FOR WHICH IT IS CAPABLE OF BEING USED'. Frequently, market value is <br />referred to as 'the price at which a willing seller will sell and a <br />willing buyer will buy - neither being under abnormal pressure'. <br /> <br />SOURCES OF INFORMATION <br /> <br />This Market Evaluation is based upon information supplied by many <br />sources, including local governments, other real estate companies <br />and the multiple listing service of the Board of Realtors. These <br />are reliable sources of information but errors do occur. Coldwell <br />Banker assumes no liability for errors in information supplied by <br />other sources. <br /> <br />MARKET DATA APPROACH <br /> <br />The Market Data Approach in estimating market value invol ves the <br />comparison of the subj ect property wi th similar properties in the <br />same market area which have sold recently or properties now for <br />sale.
