<br />time ago when you consider it is supposed to be controlled by the sales ratio. <br /> <br />. <br /> <br />Mr. Wirz stated that if Mr. Hanson's house is not appraised at the same rate as <br />comparable homes in the city, the only fair way to handle it would be to <br />decrease the market values on the other homes too. This home happended to sell <br />for less than what it was appraised at; if it had sold for more the appraisal <br />would not have been increased. <br /> <br />Council consensus was to take any appropriate action necessary after all the <br />cases have been heard. <br /> <br />Mr. Hanson requested that he be notified of Council's decision on his property <br />valuation. <br /> <br />Willard Pohlman - 15750 Kangaroo - #R-17-32-25-43-0025 - Mr. Pohlman stated <br />that his property valuation was increased from $75,000 in 1985 to $108,000 in <br />1986 because of a building he constructed to enclose his pool. The cost of the <br />building was $23,845; it measures 26' x 46'; is insulated and finished off on <br />the inside. <br /> <br />Comments were made that pools really don't increase the saleability of a home. <br /> <br />Debra Johnson - 16800 St. Francis Blvd. - #R11-32-25-42-0012 - Stated that <br />her property valuation increased $11,000 in the last two years and no <br />improvements have been made to the property. The property is experiencing <br />drainage problems; the finished basement cannot be used and the back yard <br />requires relandscaping. <br /> <br />. <br /> <br />Mr. Wirz stated that the property valuation was increased from $75,000 in 1985 <br />to $76,082 in 1986. If the use of the lower level has been lost, there can be <br />an adjustment in the valuation. <br /> <br />Ms. Johnson stated that the 1984 valuation was a $10,000 increase. <br /> <br />Mike Rausch - 16019 Ramsey Blvd. - #R15-32-25-42-0021 - Stated his property <br />valuation increased $11,000 in two years from $69,900 to $81,900. The back <br />yard is flooded and lost a good portion of the front yard when Ramsey Blvd. was <br />improved. <br /> <br />Mr. Wirz stated that two years ago the Board of Review deleted the finished <br />basement and paved driveway from Mr. Rausch's valuation; those items are back <br />on the valuation now. Mr. Wirz stated that he will delete the value assessed <br />for that portion of blacktop driveway which was installed by the County during <br />road improvements. <br /> <br />. <br /> <br />Duane Williams - 15668 Juniper Ridge Drive - #R24-32-25-12-0005 - Stated <br />that his is a new home and this is the first year taxes are being assessed <br />against it. Mr. Williams stated that he has no previous property valuations to <br />compare with; just comparable homes and his previous home. Stated that his <br />1985 taxes on his former home on 157th Avenue were $997.72; the taxes on his <br />new home are $2,208.91; the new home is not 2-1/2 times what the old one was. <br />The house on 157th sold for $99,500; the new home is not worth twice as much. <br />There is another house on Juniper Ridge that sold for $238,000 for which the <br />April 17, 1986 <br /> <br />Page 2 of 6 <br />
