I believe that my entire farm should be included within the. <br />year 2000 Metropolitan Urban Service Area (MUSA) boundary, f9r <br />the fo\J~wing reasons: <br /> <br />a. My land is one of the best development parcels in <br />Ramsey, and it should be developed attractively and <br />intensively. While my property is next to the Husby <br />park land, parks are for people So that medium- or <br />high-density residential development will not de- <br />tract from the value of this adjoining park. <br /> <br />b. The obvious thrust of the "Corridor Study. is that <br />near-term development is likely to be industrial and <br />residential. If I lose at least part of my indus- <br />trial zonin9 with its 1.O-acre minimum-site size, I <br />will be losing some of this sale potential. In add- <br />ition, instead of 1.0-acre lots, I will be obliged <br />to have 2.5-acre lots, unless I can get sewer. <br /> <br />7. Figure 16 of the "Corridor study" indicates that part of my .- <br />high land near the river has flood potential. This is not <br />fact. The planner reports getting this from the U.S.D.A. Soil <br />Survey of Anoka County, and the soil shown in this location on <br />my farm is indeed classified that way. However, it is a pre- <br />historic flood plain. We have had the highest floods in re- <br />corded history since the middle 1940's, and the land in ques- <br />tion has been way above the flood waters. Alpaca Estates is <br />built on some similar land. <br /> <br />James M.
