The <br />proposed development <br />will redevelop 68 acres <br />of land located west <br />of Armstrong Blvd. <br />and north of Highway <br />10 into a large retail <br />"power center". A <br />retail "power center" <br />typically consists of <br />several large format <br />retail anchors with <br />smaller shops and res- <br />taurants surrounding <br />the anchors. At this <br />point, tenants for the <br />development have not <br />been determined, but they will be <br />similar to the stores at the Riverdale <br />and Village of Blaine retail develop- <br />ments. <br />This new development is not <br />intended to be a Town Center II or <br />an additional phase. Although com- <br />plimentary to Ramsey Town Center <br />uses, it will differ in development <br />configuration and provide different <br />types and scale of development. <br />Ramsey released a <br />Request for Proposals (RFP) to <br />the development community to <br />solicit development proposals for the <br /> <br />Discount Rctail: <br />Dcpartmcnt Storc: <br />Homc Improvcmcnt: <br />Excrcisc & Fitncss: <br />Elcctronic Storc: <br />Junior Anchors: <br />Rctail Shops: <br />Rcstaurants: <br /> <br />Total Sitc Arca: <br />County Road 116 ROW: <br />Sun wood Drivc ROW: <br />Stonnwatcr Pond Arcas: <br />Dcvclo able Sitc Arca: <br /> <br />648,000 SF <br />3094 <br /> <br />tenants in Ramsey <br />Crossings will <br />include a 174,000 <br />square foot general <br />merchandise store, a <br />home improvement <br />store, a department <br />store, an electronics <br />store, fashion and <br />home furnishing <br />shops, and several <br />sit-down restaurants. <br />The city <br />will be work:ing <br />with Robert Muir <br />Company over the <br />next six months on <br />the details of the <br />project and to nego- <br />tiate a development <br />agreement between <br />the parties. It is <br />expected that site work will begin <br />in the Summer of 2007. The first <br />phase is scheduled to open in the Fall <br />of 2008 and the second phase being <br />completed in 2009. <br />Information about the proj- <br />ect will periodically be posted on <br />the city's website (www.ci.ramsey. <br />mn.us). The city <br />received three proposals, and on June <br />13,2006, the City Council selected <br />Robert Muir Company to develop <br />the Ramsey Crossings project. A <br />sampling of retail proj ects the Muir <br />Company has developed include <br />Tamaracl( Village and Woodbury <br />Commons in Woodbury, Northtown <br />Village in Blaine, and Rivertown <br />Village in St. Cloud. <br />The proposal submitted by <br />Muir Company has a total of 648,000 <br />square feet of retail space.
