We offer the following comments on your minor subdivision: <br /> <br />General: The site currently consists of one lot (Lot 1, Block 1, Minks Business Park) and you <br />are seeking to create one additional buildable lot from the unimproved property. The site plan <br />from tlle original building indicated that you were intending to construct an addition. It is our <br />understanding that you now wish to subdivide the eastern portion of your lot and sell it to another <br />developer/builder. <br /> <br />Zoning: The property is zoned E-l Employment. Manufacturing, warehouses, and offices are <br />permitted uses in tIus district. <br /> <br />Lot Sizes: The mi1umUffi lot size in the E-l district is 1 acre. The newly created lot is proposed <br />to be 55,166 square feet, and conforms to the code requirements for lot size. <br /> <br />Lot Dimensions: All proposed lots must have at least 200 feet in lot width. Lot width is defined <br />in City Code as the width measured at the property line abutting the street. Effectively, City Code <br />requires 200 feet of road frontage, (with the exception of cul-de-sac lots) and the proposed lot <br />provides no frontage on a public road. A variance is being processed in conjunction with the plat. <br />Staff is concerned with the lack of road frontage for the following reasons: 1) There is no <br />compelling physical limitation to your lot that creates the need for a variance, 2) allowing a lot <br />without public access can create land use conflicts in tile future, and 3) it is more difficult for <br />emergency vehicles to secure access to provide service to lots with no road access. <br /> <br />Access: The lot proposes to gain access from Sunfish Lake Court via a private access easement <br />across Lot 1, Block 1, Mi11ks Business Park. Due to tile lack of road frontage on the proposed lot, <br />any access would need to be gained across tIlis lot. <br /> <br />10 <br />
