RAM's~ <br /> <br />7550 Sunwood Drive NW · Ramsey, Minnesota 55303 <br />City Hall: 763-427-1410 · Fax: 763-427-5543 <br />www.ciramsey.rnn.us <br /> <br />November 30, 2006 <br /> <br />Holiday Stationstores <br />4567 American Boulevard West <br />Bloomington, MN 55437 <br /> <br />Re: Sketch Plan- Holiday Stationstore <br /> <br />Dear Mr. Dave Edquist; <br /> <br />Weare ill receipt of your minor plat application and sketch plan from Pioneer Engineering dated <br />October 13, 2006 to split one existing lot into two buildable lots through a minor subdivision. <br />The City offers the follow comments: <br /> <br />General: The current parcel, Lot 2, Block 4, Rivenwick Village, is located on the southeast <br />comer of Ranlsey Boulevard and US Trunk Highway 10. The purpose of the subdivision is to <br />construct a Holiday Stationstore on the western parcel, and preserve the second parcel for <br />development or sale at a later date. <br /> <br />Zoning: The property is zoned B-2 Business and gas stations are a permitted use within this <br />district. <br /> <br />Lot Sizes: The minimum lot size in the B-2 Business District is .5 acre, and the subdivision is <br />creating two parcels, 1.4 acre and .8 acre parcels. <br /> <br />Lot Dimensions: All proposed lots must have at least 100 feet in width and 150 feet in depth. <br />Both lots conform to these standards. <br /> <br />Access: Access is proposed on Riverdale Drive for both lots, and the comer lot also proposes <br />access off of Ramsey Boulevard. These accesses are generally acceptable, but attention should be <br />given to the location of the access onto Ramsey Boulevard in regard to the turn lane queuing- <br />ateas. The City and :MNDOT are requesting re-location of that access point 'as far south as <br />possible. A revised site plan should include these changes. <br /> <br />Drainage and Grading: Drain~ge and grading issues will be addressed as part of the site plan <br />review process. <br /> <br />Utilities: The utility plan shows extending sanitary sewer along Riverdale Drive. This would <br />require excavation and restoration of the street along with closure of the street. This will not be <br />approved. The sanitalY sewer may be placed in the right-of-way. Revised plans will be required <br />showing the new aligIunent of the Salutary sewer. The street may be open cut for connection to <br />18 the watennain. The pavement must be restored within 3 days after completion of the excavation. <br />
