<br />Councilmember Jeffrey expressed concern with the possible business uses for this parcel. He <br />noted the lots directly behind this lot appear to be single family lots of approximately the same <br />Size. <br /> <br />Mr. Murphy stated the amount of assessments laid against this lot would make three single <br />family lots a tough situation. <br /> <br />Councilmember Olson asked how many square feet each of these units will be. <br /> <br />Mr. Murphy replied the units will be about 1,800 finished square feet with a basement that could <br />be finished for an additional 1,000 square feet. <br /> <br />Councilmember Olson commented these will definitely not be low end twinhomes and the <br />location is right next to the Superbowl and mini-storage. The question is whether there will even <br />be a market for twinhomes at this price point right next to a bowling alley. <br /> <br />Mr. Murphy replied visiting the lot gives you a different sense of what it is like. It is a good <br />transitional piece. As a realtor his concern is that he has done his market research analysis and <br />there would be no competition as far as this type of product. In this small of a development it <br />would be fairly easy to market. <br /> <br />Councilmember Strommen indicated there will not likely be a convenience store located here; a <br />commercial use would likely be more of professional office that people will drive to get to. <br /> <br />Mr. Murphy stated nothing will happen on this lot as commercial; it will remain an empty lot. <br /> <br />Mayor Pro Tern Elvig indicated he does not have a problem with the site being residential; it <br />could be a nice buffer, but it should not be done with six units. He suggested four single story <br />duplex units with a buffer around the outside of the lot and the units set back from the road to <br />create some curb appeal. The price per lot for this should be very much in the game for a <br />sewered lot in Ramsey. <br /> <br />Mr. Gary Struthers, 6802 - 137th Avenue NW, stated if this property is rezoned it should be <br />rezoned as R-l single family homes. That is what is all around here except for the Superb owl <br />and the storage place. It would look out of place to stick four or six units in this one spot when <br />everyone around here has at least one acre. <br /> <br />Mayor Pro Tern Elvig replied there are lots behind this that appear to be less than one acre. He <br />clarified that this proposal is for a maximum of six units, and R -1 zoning would allow three <br />units. <br /> <br />Councilmember Olson commented the whole complexion of the area changes with sewer and <br />water. <br /> <br />City Council / September 26, 2006 <br />Page 32 of 39 <br />
