Docusign Envelope ID: 766EEA46-DD44-4132-BF38-92980450394B <br />TERMINATION OF LEASE AGREEMENT <br />THIS TERMINATION OF LEASE AGREEMENT is made this 22"d day of October, 2025, by <br />and between City of Ramsey (the "Landlord") and God's Kingdom Ministry (the "Tenant"). <br />WHEREAS, the parties hereto entered into a Lease Agreement dated December 0, 2024 (the <br />"Lease") for property located at 6701 Highway 10 NW, Ramsey, Minnesota, and more particularly <br />described in said Lease (the "Leased Premises"); <br />WHEREAS, the parties desire to cancel and terminate said Lease upon the terms and conditions <br />provided; <br />NOW, THEREFORE, in consideration of the mutual covenants of the respective parties hereto, it <br />is agreed: <br />1. Tenant does hereby surrender possession of the Leased Premises to Landlord and Landlord <br />does hereby accept the surrender of the Leased Premises as of December 31St, 2025 and, except as expressly <br />set forth in this Termination of Lease Agreement, that said Lease shall be and the same is hereby canceled <br />and terminated on December 31St, 2025. <br />2. Tenant agrees that anything herein to the contrary notwithstanding, Tenant remains liable to <br />Landlord to the extent provided for in the Lease for all claims brought by third parties that occurred or <br />accrued prior to the Effective Date, and that said obligations, including without the limitation the obligation <br />to indemnify and hold Landlord harmless, survive the early termination of the Lease. <br />3. The Landlord shall set-up an inspection of the Leased Premises approximately two weeks <br />prior to the Lease Termination Date for which the Landlord shall make sure the Premises is in the same <br />condition as on the Lease Commencement Date, normal wear and tear exempted. Upon approval of the <br />inspection, Landlord shall issue a check for the Tenant's security deposit in the amount of $3,587.00. <br />4. This Termination of Lease Agreement expresses the entire agreement between the parties <br />hereto, and may not be amended or changed except by a writing signed by both parties.
