Docusign Envelope ID: 766EEA46-DD44-4132-BF38-92980450394B TERMINATION OF LEASE AGREEMENT THIS TERMINATION OF LEASE AGREEMENT is made this 22"d day of October, 2025, by and between City of Ramsey (the "Landlord") and God's Kingdom Ministry (the "Tenant"). WHEREAS, the parties hereto entered into a Lease Agreement dated December 0, 2024 (the "Lease") for property located at 6701 Highway 10 NW, Ramsey, Minnesota, and more particularly described in said Lease (the "Leased Premises"); WHEREAS, the parties desire to cancel and terminate said Lease upon the terms and conditions provided; NOW, THEREFORE, in consideration of the mutual covenants of the respective parties hereto, it is agreed: 1. Tenant does hereby surrender possession of the Leased Premises to Landlord and Landlord does hereby accept the surrender of the Leased Premises as of December 31St, 2025 and, except as expressly set forth in this Termination of Lease Agreement, that said Lease shall be and the same is hereby canceled and terminated on December 31St, 2025. 2. Tenant agrees that anything herein to the contrary notwithstanding, Tenant remains liable to Landlord to the extent provided for in the Lease for all claims brought by third parties that occurred or accrued prior to the Effective Date, and that said obligations, including without the limitation the obligation to indemnify and hold Landlord harmless, survive the early termination of the Lease. 3. The Landlord shall set-up an inspection of the Leased Premises approximately two weeks prior to the Lease Termination Date for which the Landlord shall make sure the Premises is in the same condition as on the Lease Commencement Date, normal wear and tear exempted. Upon approval of the inspection, Landlord shall issue a check for the Tenant's security deposit in the amount of $3,587.00. 4. This Termination of Lease Agreement expresses the entire agreement between the parties hereto, and may not be amended or changed except by a writing signed by both parties. The provisions contained herein shall bind and inure to the benefit of the parties hereto, their respective heirs, successors and assigns.
