Voting No: Councilmembers Riley and Specht. <br />7.03: Adopt Resolution #25-234, Approving a Site Plan Review for a Mixed-Use Building <br /> at 7979 Sunwood Drive NW (Roers) <br /> <br />Planning Manager Larson reviewed the Staff report concerning a site plan review for a mixed-use <br />building at 7979 Sunwood Drive NW. He shared the Planning Commission’s recommendation for <br />approval. <br /> <br />Nick Asta, Roers Companies, came forward and shared that they have worked hard to get this site <br />plan review to where it is now, based on the previous direction received. <br /> <br />Mayor Heineman asked how much these units will cost. <br /> <br />Mr. Asta said they will be around $2.18 a square foot for the whole building. <br /> <br />Councilmember Olson asked if Roers Companies will always manage this building themselves or <br />if it is only for a set amount of time. <br /> <br />Mr. Asta said they will always manage the property. <br /> <br />Councilmember Specht asked if the hotel in the area had been approached about this project. <br /> <br />Planning Manager Larson said yes and noted that there are no concerns. <br /> <br />Motion by Councilmember Olson, seconded by Councilmember Peters, to adopt Resolution #25- <br />234, Approving a Site Plan for a Mixed-Use Building at 7979 Sunwood Drive NW. <br /> <br />Further discussion: <br /> <br />Councilmember Specht said he would like to keep this land open for businesses that the residents <br />want in the City, like restaurants or retail stores. <br /> <br />Councilmember Stewart shared that she will be supporting this since it is a mixed-use building, <br />and the project will also incorporate retail space. <br /> <br />Councilmember Buscher noted that she has also heard concerns from residents about the number <br />of apartment buildings in the City; however, there is also a need for housing options throughout <br />the City. She said she is pleased that this will be a mixed-use building with some retail presence. <br />She added that it had been brought to her attention that there are concerns with some of the <br />subcontractors that have been used by Roers. She said she will not be objecting to this project; <br />however, she wants to emphasize that they do not want to see a bad build in their City and wants <br />to make sure that everyone who works on the property is following fair labor practices and <br />regulations. <br /> <br />City Council / October 14, 2025 <br />Page 10 of 13 <br /> <br /> <br />
