<br />9. That the Applicant has stated that there will be no interior or exterior display of signs. <br /> <br />10. That the Applicant has stated that all appliances used in the bakery operation are typical <br />residential appliances with standard voltages; no commercial-style appliances will be <br />used. <br /> <br />11. That the Applicant has stated that no frying or grease is used in the bakery operation. <br /> <br />12. That the Applicant has stated that the cakes are delivered to clients' homes or to multiple <br />business locations within the metro area; there are no on-site sales involved with the <br />bakery operation. <br /> <br />13. That all deliveries are made with a personal vehicle; there are no commercial vehicles <br />involved with this operation. <br /> <br />14. That the proposed use will not adversely impact traffic in the area. <br /> <br />15. That the proposed use will not be unduly dangerous or otherwise detrimental to persons <br />residing or working in the vicinity of the use or to the public welfare. <br /> <br />16. That the proposed use will not substantially adversely impair the use, enjoyment, or <br />market value of any surrounding property. <br /> <br />17. That the proposed use will not be hazardous or disturbing to existing or future <br />neighboring uses. <br /> <br />18. That the proposed use will be served adequately by public facilities and services such as <br />highways and streets. <br /> <br />19. That the proposed use will not create excessive additional requirements at public cost for <br />public facilities and services, and it will not be detrimental to the economic welfare of the <br />community. <br /> <br />20.
