CC Regular Session <br />Meeting Date: <br />12/09/2025 <br />Primary Strategic Plan Initiative: Promote economic growth and development. <br />5. 11. <br />Title <br />Adopt Resolution #25-255 Approving Final Plat and Development Agreement for "Naperville" (Illinois Avenue <br />Holdings LLC) <br />Purpose/Background: <br />Illinois Avenue Holdings, LLC (the applicant), has requested a minor subdivision to plat two parcels into three <br />between 143rd Ave. NW and Sunwood Drive, west of Bunker Lake Boulevard. There is an existing building on <br />one of the properties (6700 Bunker Lake Blvd.). On one of the new lots, the building will remain with its parking <br />lot complete on the same parcel (the parking lot currently crosses the property line). The other two lots are vacant <br />and will be available for new business development. The properties are zoned I-1 Light Industrial and the <br />proposed parcels meet the area and dimensional standards of that zoning district. <br />Access to the two new parcels will be determined as development occurs. No new driveways to Bunker Lake <br />Boulevard are being allowed by the Anoka County Highway Department, leaving the access to Lot 1 to Sunwood <br />Drive, a city street. The property owner can create a cross -access situation across the existing parking lot to the <br />driveway on Lot 3 with the proper easement documents. Lot 2's access is easily accommodated on 143rd Avenue <br />NW. <br />Notification: <br />Notification for minor plats is not required. <br />Funding Source: <br />Costs associated with this plat are the responsibility of the property owner. Development fees will be collected as <br />a part of the plat, though some fees were satisfied through the plat of Phillips Addition to Ramsey (the northern <br />existing parcel).
