NORTHFORK OFFICE CONDOS <br />DEVELOPMENT AGREEMENT <br />CITY OF RAMSEY, ANOKA COUNTY, MINNESOTA <br />THIS AGREEMENT, made and entered into by and between the CITY OF RAMSEY, <br />a municipal corporation of the State of Minnesota (the "CITY"), and`;Saint Andrews Investment <br />Group, LLC, whose address is 199 Coon Rapids Boulevard, Coon Rapids; MN 55448 <br />WITNESSETH: <br />~4~, <br />WHEREAS, the DEVELOPER is fee owner, of the .following described property <br />situated in the CITY OF RAMSEY, County of Anoka, State of Minnesota, legally described as <br />follows: <br />Outlot A and B, West Ramsey Industrial Park <br />-or upon recording- <br />Lots 1-5, Block 1; & Outlol A, Northfork Office Condos <br />-and- ~. <br />Lot 2, Block 1 and Outlot B, West~Ramsey Industrial Park <br />-and- <br />Outlot A, Ramsey Commercial Park <br />WHEREAS, on December 28tH, 2006 pursuant to Resolution No.06-12- ,the CITY <br />approved the fmal plat of the Subject Property which plat is known as NORTHFORK OFFICE <br />CONDOS (the "Plat"), which approval is contingent on certain requirements, including the <br />DEVELOPER and CITY entering into this Agreement; and <br />WHEREAS, the final plat for the Subject Property confonns to the preliminary plat for <br />Northfork Office Condos; and <br />.WHEREAS, the CITY requires certain improvements to be constructed within the Plat, <br />which improvements are defined as Stage I and Stage II Improvements in City Code; and <br />Nortlifork Office Condos <br />Development Agreement <br />Page 1 of 8 <br />-291- <br />
