SECTION III <br />BUILDING PERMITS AND CERTIFICATE OF OCCUPANCY <br />14. Construction Site Maintenance. The DEVELOPER shall adhere to all City ordinances <br />relating to, but not limited to, dumping of garbage, site development, construction debris, <br />open burning, etc. Construction and Delivery Hours are restricted to 7:00 AM to 10:00 <br />PM, Monday through Saturday. The DEVELOPER shall post a sign stating such at all <br />entrances to the DEVELOPMENT, such sign may range from 20 to 30 square feet in <br />size, and be securely anchored in place. <br />15. Requirements for Building Permits. No building permit for any lot in the Plat shall be <br />issued until (a) site plan approval is granted by-.the CITY and any .expense incurred in <br />giving site plan approval has been reimbursed to the CITY; (b) the Building Official has <br />been provided with a copy of the approved site plan, signed by a registered architect or <br />.surveyor, showing all dimensions to scale; (c) the Plat: has been recorded at Anoka <br />County Property Records, (d) A Lower Rum River Watershed Management Organization <br />Permit has been obtained. The CITY reserves the right. to suspend all building activities <br />upon the CITY being notified by an: outside agency that the appropriate permit(s) was not <br />obtained from the applicable agency. Approval of the building foundation requires a <br />certificate of elevation signed by ''a licensed (State of 1Vlinnesota), professional -land <br />surveyor, verifying that the elevation with the. approved grading plan for the Plat. <br />Foundation approvals will require a certificate of `elevation verifying that the actual <br />elevation is in compliance with the approved grading and drainage plan. The lowest floor <br />elevation shall be at least 2 feet above the 100 year elevation. <br />No occupancy permit for any of in_ the Plat shall be issued until all utilities are in place, <br />operational: acid accepted by the CITY. <br />~, 'SECTION IV <br />PARK DEDICATION <br />16. Park Dedication Requirements. The Subject Property is in the Lake Itasca District. Park <br />dedication requirements shall be satisfied by a cash payment in the amount of $3,850 per <br />developed commercial acre, or fourteen thousand six hundred thirty dollars ($14,630.00) <br />for this plat. A cash payment must be received at the CITY prior to the Plat being <br />recorded at Anoka County. <br />SECTION V <br />TRANSPORTATION AND LANDSCAPING <br />17. Trail Development and Fees.
