<br />ORDINANCE #06- <br /> <br />CITY OF RAMSEY <br />ANOKA COUNTY <br />STATE OF MINNESOTA <br /> <br />AN AMENDMENT TO CHAPTER 9 WHICH IS KNOWN AS THE ZONING <br />AND SUBDIVISION OF LAND CHAPTER OF THE CITY CODE, OF RAMSEY, <br />MINNESOTA. <br /> <br />AN ORDINANCE AMENDING SECTION 9.20.28 (B-3 BUSINESS DlSTRICT) <br /> <br />The City of Ramsey ordains: <br /> <br />SECTION 1 AUTHORITY <br /> <br />This ordinance is adopted pursuant to and under the authority of the City Charter of the <br />City of Ramsey. <br /> <br />SECTON 2 AMENDMENTS <br /> <br />Section 9.20.28 (B-3 Business District) is amended to read as follows: <br /> <br />9.20.28 <br /> <br />B-3 Business District <br /> <br />Subdivision 1. Intent. The purpose of the B-3 Business District is to <br />provide for large-scale commercial development, including retail, enfertainme*t, <br />restaurant, and other complementary commercial uses. The District is intended to provide <br />a commercial environment that is functional for both pedestrians ,and automobiles, <br />complete with high-quality building design, materials, and landscaphfg. The District, is <br />further intended to accommodate larger-scale and more convenience-oriented cQmmercial <br />users than are envisioned for the Town Center zoning district located ~ast or Armstrong <br />Blvd. <br /> <br />Subd. 2. Master Plan Required. A MasterPlan isrequire~ for the entire <br />zoning district prior to approval of any individual buildings within the pistrict. <br /> <br />Subd. 3. Process. Development applications iwithin the B.,.3 District shall be <br />reviewed according to the process outlined in Section 9.20.31, -Planned Unit <br />Development (PUD). The Master Plan shall be processed as a Preliminary $itePlan <br />under 9.20.31. Any changes to the approved Master Plan shall be processed as outlinediin <br />9.20.31 Subd. 5.. Items d. e. f. g, i. and i.
