Notification: <br /> <br />Property owners within 700 feet were notified of the public hearing. <br /> <br />. <br /> <br />Funding Source: <br /> <br />Staff time necessary to review the proposed rezoning is paid for by the applicant from the escrow <br />deposited with the land use application. . <br /> <br />Observations: <br /> <br />The applicant is proposing to develop 6 twinhome units (3 two-unit buildings) on the subject <br />property. The property is located within the Mississippi River Overlay District, but over 800 feet <br />from the river itself. City Staff is in the process of updating the Overlay District requirements. <br />The draft code and the Comprehensive Plan require all new development in the river corridor to <br />be processed as a Planned Unit Development, in order to allow some flexibility in the design of <br />new development while protecting the river ecology. <br /> <br />The submitted preliminary plat and preliminary site plan were evaluated according to current R-2 <br />Medium Density Residential standards for twinhomes. The plan meets all requirements with the <br />exceptionoflot width. The R-2 District requires a 50-foot lot width, and the plan shows five 40- <br />foot lots and one 44-foot lot. The lot width deviation is permitted if the rezoning request to PUD <br />is approved. <br /> <br />-211- <br />
