.

.

ADOPT ORDINANCE TO REZONE OUTLOT B, AMBER RIDGE
FROM R-2 RESIDENTIAL TO R-l RESIDENTIAL;
CASE OF E & G DEVELOPMENT, LLC
By: Sylvia Frolik, Asst. Community Dev. Director/HRA Exec. Director

Background:

CASE # 9 -

In the summer of 2006, Lawrence Olson of E&G Development, LLC, submitted an application
for an amendment to the Comprehensive Plan. The request was to change the land use
designation of Outlot B, Amber Ridge, from Medium Density Residential to Low Density
Residential. A request to rezone the property from R-2 Residential to R-l Residential
. accompanied the request for Comprehensive Plan Amendment. The Amendment and Rezoning
would allow development of Outlot B, Amber Ridge with single family homes rather than multi-
family homes.

Observations:

On August 8, 2006, the City Council approved submittal of the request for a Comprehensive Plan
Amendment for a change in land use designation to Metropolitan Council. Metropolitan Council
issued a letter on September 15,2006, approving the Comprehensive Plan Amendment to change
the land use designation from medium to low density residential.

Also on August 8,2006, the City Council adopted fIndings of fact and introduced an ordinance to
rezone the property from R-2 Residential to R-l Residential. In accordance with the City
Charter, the ordinance is now eligible for final adoption.

Fiscal Impact:

The Developer is responsible for all costs associated with the rezoning and development of the
property.

";'297-
