Existing <br />development ranges from minimum lot sizes of one acre to larger and undeveloped lots or <br />pa:cels. Two and one-half acre lots are the predominant size. <br /> <br />The City adopted Ordinance #89-33 to implement the policy of"4 in 40" land use density <br />for remaining undeveloped parcels outside of the MUSA The policy limits overall density <br />to a maximum of 4 single family residential units per 40 acres. This is effective for all <br />development that had not received pre!Jminary approval by January I, 1990. This policy is <br />in compliance with regional goals for rural density. However, the ordinance does not <br />attempt to reverse the existing development pattern by eliminating existing lots of record <br />or preventing development thereon. The ordinance also provides for expansion of public <br />services within the Urban Reserve Area. These policies are intended to ensure that <br />development in rural areas will be compatible with rural uses and densities. <br /> <br />page 2-8 <br />
