Tree save fencing must be in place prior to the <br />commencement of any construction or earth moving activity. <br /> <br />Ground Cover/Irrigation. City Code requires all areas otherwise not improved to be established <br />with sod. Staff is assuming that the development will comply with this requirement. An <br />irrigation system will need to be provided throughout the development where sodded and <br />landscaped areas are established. The proposed irrigation system will need to be reviewed by the <br />City Engineer. The irrigation system will need a dedicated service(s) that must be shown on the <br />utility plan. Please submit details regarding the utilities for such a system. <br /> <br />Waste Storage Plan: Please indicate how waste storage will be handled on the property. <br /> <br />Architectural Standards: The R-2: Medium Density Residential district requires the following <br />architectural requirements: <br />1) The front fayade of structures shall consist of a minimum of 35% brick, stone, or <br />stucco. <br />2) A minimum of three colors shall be used for each structure. Also, an effort should be <br />made to vary colors among structures. A color palette is required as part of the site <br />plan approval and building permit approval process. <br />3) All structures shall include at least 2 of the following items: <br />a. Articulated/cantilevered fayade <br />b. Dormers <br />c. Articulated roof line <br />d. Balconies, porches, or decks <br />e. Window Treatments <br /> <br />It appears the proposed units will meet the 35% natural stone requirement. The unit facing <br />County Road 5 must incorporate these architectural elements on the side of the structure that <br />faces the road. Also, your plans do not indicate use of color. It appears that the proposed units <br />will provide both window treatments (shutters) and an articulated/cantilevered fayade. Please <br />submit color elevations and a revised elevation for the left elevation of the three-unit building. <br />The Planning Commission will want to see color elevations for their review. <br /> <br />It is anticipated that the rear (west) elevations of the proposed buildings will require revision. <br />These units face single-family homes, and, as part of density transitioning, some attention to <br />architectural detail will be discussed. <br /> <br />This will be verified before the issuance of a building permit. <br /> <br />Square Footage Requirements: Townhome units are required to be a minimum of 800 square <br />feet in size for 2 bedroom units. The proposed units are proposed to be 1,036 square feet. <br /> <br />Parking Requirements: All townhome development require at least 2 off-street parking spaces <br />per unit, one of which must be enclosed. The proposed development meets these requirements, <br />and provides a double-car garage for each unit. <br /> <br />29 <br />
