<br />CASE #: ~ <br /> <br />Public Hearing <br />REQUEST FOR PRELIMINARY PLAT AN]) PRELIMINARY SITE PLAN FOR <br />PINE PRAIRIE: CASE OF TRI-COR DEVELOPMENT, LLC <br />By: Breanne DaInes, Associate Planner <br /> <br />Background: <br /> <br />Tim Boe submitted a preliminary plat application to develop 9 attached townhome units on the <br />property located to the west of Nowthen Boulevard and north of Iodine Street N.W. The <br />following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Preliminary Plat <br />c) Grading Plan <br />d) Utility Plan <br />e) Landscape Plan <br />f) Tree Preservation Plan <br />g) Building Elevations <br />h) Planning Commission minutes from June 1,2006 (GAD's Prairie proposal) <br />i) City Council minutes from June 26,2006 (GAD's Prairie proposal) <br />j) City Staff review letter dated January 26,2007 <br /> <br />Notification: <br /> <br />In accordance with City Code, property owners within 700 feet of the subject property were <br />notified of the public hearing. <br /> <br />Observations: <br /> <br />The subject property is approximately 1.7 acres in size and is zoned R-2 Medium Density <br />Residential, which allows up to 7 units per acre. The plat is proposing 9 attached units, with 2 <br />additional outlots to be re-platted at a later date. <br /> <br />The plat proposes access off of County Road 5 (Nowthen Boulevard). Helium Street is indicated <br />as a public street, with a service road right-of-way of 45 feet instead of the typical 60 feet. The <br />pavement width is proposed to be the standard 24 feet. Staff is comfortable. with the reduced <br />right-of-way because the proposed Helium Street right-of-way is adjacent to existing right-of- <br />way for the County Road. <br /> <br />The plan for access is the same as originally proposed in the GAD's Prairie development. This <br />plan poses the similar access constraints. However, Helium Street terminates in a temporary cul- <br />de-sac that may be extended at a later date. It is anticipated that Anoka County will provide <br />comments on this plat early next week.. If so, a verbal report will be available at the meeting. <br /> <br />3 <br />
