<br />Chairperson Nixt asked if there are any requests in other Employment District sites where the <br />City has required or intends to require paving. <br /> <br />Assistant Community Development Director Frolik replied no, there are no other industrial sites <br />in the City for which there are applications. If there is an expansion or something else is added to <br />a property the City has the opportunity to require paving. <br /> <br />Chairperson Nixt questioned if the City wants to bring the Employment District into compliance <br />in the future. <br /> <br />Assistant Community Development Director Frolik responded in the affirmative. <br /> <br />Chairperson Nixt questioned why the applicant would not be required to pave the site. <br /> <br />Assistant Community Development Director Frolik indicated the Commission would need to <br />determine a reason for waiving the requirement. This should be included in the findings of fact <br />so a precedent is not set for other cases. <br /> <br />Mr. Moyer stated this site is being used as outside storage now on class 5; this would just be RV <br />World's vehicles versus the owner's heavy trucks sitting on that portion of the property. He <br />noted this site could sit for sale for two or three years. <br /> <br />Commissioner Van Scoy asked about the condition of the rest of the site. <br /> <br />Mr. Moyerr replied there is class 5 on the entire lot. <br /> <br />Commissioner Van Scoy confirmed with Mr. Moyer that there is a fence on the property and that <br />the current use of the property is entirely outdoor storage for another user. <br /> <br />Chairperson Nixt asked if most of RV World's vehicles could be off the site by October 31 st if <br />they were to use the site for one season. <br /> <br />Mr. Moyer responded in the affIrmative. <br /> <br />Chairperson Nixt noted staff s recommendation is to condition the granting of the permit on the <br />installation of pavement no later than July 1, 2007. He suggested extending the date to October <br />31, 2007 and waiving the requirement of the surety, with R V World moving their vehicles off the <br />site before they are required to bring the site into compliance. He indicated ifRV World wants <br />to stay on the site past the October 31, 2007 date, they would need to bring the site into <br />compliance. <br /> <br />Commissioner Levine asked if the October 31, 2007 date will provide RV World with enough <br />time to meet their needs. <br /> <br />Planning Commission/January 4, 2007 <br />Page 15 of 36 <br /> <br />P15 <br />
