The prelimin ry plat submittal consists of 1 plat sheet <br />and 7 sheets of grading, utility, tree preservation, and landscape plans prepared by Hakanson <br />Anderson dated January 4, 2007. We offer the following comments: <br />General: The` property is 1.77 acres in size and is located north of Iodine Street on County Road <br />5 (Nowthen Boulevard). Orij Wally, an application was submitted by Aaron Stritesky.to develop <br />this property as GAD's Prairie, a detached townhome planned-unit-development. Tri-Cor <br />Development, LLC has submitted a new. plan. These plans propose to develop nine lots for <br />attached townhomes, one, three-unit building, and-.one, six-unit building. The plat also proposes <br />to create two outlots for future development _ once the temporary-cul-de-sac becomes a through <br />street <br />Zoning: The .subject property is currently zoned R-2: Medium Density Residential, which, allows, <br />4 to 7 units per net acre. Townhomes aze a permitted use within this district. <br />Densify: The site is proposing 9 units, for a total net density of approximately 5 units per acre, <br />and conforms to the density regulations for this property. <br />Setbacks: Within R-2 Residential Zoning Districts, all buildings must be a minimum of 25 feet <br />from all public roads. The proposed building setbacks vary, but all appear to be greater than 25 <br />feet from the public road right-of--way. All buildings must be a minimum of 30 feet from the <br />exterior development boundary. All buildings and stoops conform to this standard. The minimum <br />separation between buildings is 20 feet. The two buildings appear to be about 15 feet apart at the <br />closest point (this setback includes stoops and porches). Please revise your plans to conform to <br />the minimum building separation. <br />It appears that the buildings proposed on the future outlots may not conform to development <br />boundary setbacks. <br />25 <br />
