Chairperson Nixt asked what the zoning is for Ramsey Crossings, which is located in TIF District No. 13. Associate Planner Daines replied this area was zoned TC-2 and was recently or in the near future will be rezoned to B-3. Economic Development Coordinator Sullivan indicated TIF District 13 will fall under the economic development portion of the Comprehensive Plan, relating to an increase in tax base and diverse development. Chairperson Nixt requested information regarding the Redevelopment District. Economic Development Coordinator Sullivan explained by defining an area for redevelopment there will be funding mechanisms available. The HRA and City Council will look at this exact same Redevelopment Plan and hold a public hearing. If the Redevelopment Plan is adopted it will give the HRA the ability to acquire the land necessary for the Ramsey Crossings project. Motion by Chairperson Nixt, seconded by Commissioner Levine, to adopt Resolution #PC07-0l- 001 to the Planning Commission Finding the Modification to the Development Program for Development District No.1 and the Tax Increment Financing Plan for Tax Increment Financing District No. 11 Conform to the City Plans for Development of the City as a Whole (TIF No. 11 Crestview). Motion carried. Voting Yes: Chairperson Nixt, Commissioners Levine, Cleveland, Hunt, Trites Rolle, and VanScoy. Voting No: None. Absent: Commissioner Brauer. Motion by Chairperson Nixt, seconded by Commissioner Cleveland, to adopt Resolution #PC07- 01-002 to the Planning Commission Finding the Modification to the Development Program for Development District No. 1 and the Tax Increment Financing Plan for Tax Increment Financing District No. 12 Conform to the City Plans for Development of the City as a Whole (TIF No. 12 ACCAP). Motion carried. Voting Yes: Chairperson Nixt, Commissioners Cleveland, Hunt, Levine, Trites Rolle, and Van Scoy. Voting No: None. Absent: Commissioner Brauer. Motion by Chairperson Nixt, seconded by Commissioner Cleveland, to adopt Resolution #PC07- 01-003 to the Planning Commission Finding the Modification to the Development Program for Development District No.1 and the Tax Increment Financing Plan for Tax Increment Financing District No. 13 Conform to the City Plans for Development of the City as a Whole (TIF No. 13 Ramsey Crossings).
