• ORDINANCE #07- <br />CITY OF RAMSEY <br />ANOKA COUNTY STATE OF MINNESOTA <br />AN AMENDMENT TO CHAPTER 9 WHICH IS KNOWN AS THE ZONING <br />AND SUBDIVISION OF LAND CHAPTER OF THE CITY CODE OF RAMSEY, <br />MINNESOTA. <br />AN ORDINANCE AMENDING SECTION 9.20.25 "TOWN CENTER ZONING <br />DISTRICT" OF CHAPTER 9 OF THE CITY CODE OF RAMSEY, MINNESOTA. <br />The City of Ramsey ordains: <br />SECTION I. AMENDMENT <br />Section 9.20.25 of Ramsey City Code shall be replaced with the following text: <br />9.20.25 Town Center District <br />Subdivision 1. Intent. The primary intent of the Town Center District is <br />to create a focal point in the community that embodies the principles of transit- oriented <br />• and mixed -use development. - The Town Center District envisions a distinctly different <br />development pattern, with a more urban structure of streets and blocks, than the suburban <br />and rural patterns that have shaped the community to date. The Ramsey Town Center <br />area is comprised of a number of distinct Sub - Districts intended to define the type and <br />e Town <br />intensity of uses, location of amenities and own 1Centera and Development <br />Center District incorporates the Ramsey <br />Guidelines by reference to provide necessary building and sit e design features that are <br />essential to a pedestrian environment. <br />Subd. 2 Town Center Sub - District Definition. The Town Center <br />District consists of five Sub - Districts that define the type and intensity of land use. <br />a. Mixed -Use Core Sub - District - "TC -1" The Mixed -Use Core is <br />intended to provide a mix of residential, retail, service, <br />professional, community service, recreational and similar uses on <br />every block near, and within easy walking distance of the transit <br />station. The broadest variety and highest intensity of uses, <br />including high density housing and lodging facilities, are <br />encouraged near the station. Vertically- integrated mixed use <br />projects with retail, restaurant and service uses, especially at corner <br />locations, are strongly encouraged. This district incorporates the <br />highes architectural wid design standards to en courage pedestrian <br />• mobility and street activity. The majority of the uses within this <br />—135— <br />
