CC Regular Session <br />Meeting Date: <br />06/09/2026 <br />Primary Strategic Plan Initiative: Promote economic growth and development. <br />5. 9. <br />Title: <br />Adopt Resolution #26-135 Approving Final Plat and Development Agreement for Trott Brook Crossing Fourth <br />Addition <br />Purpose/Background: <br />The next and largest phase to date of the Trott Brook Crossing development is proposed with the final plat of the <br />Fourth Addition. This phase will connect the first two phases off of Variolite Street with the third phase off of <br />Nowthen Boulevard. This phase consists of 98 single-family lots conforming to the R-1 A standards consistent <br />with the approved preliminary plat. The plat also contains outlots intended for future phases, stormwater <br />management, and park dedication. <br />The accompanying development agreement is standard in form, guaranteeing that the utilities and roadways are <br />installed correctly and in a timely manner. Since there is a lot of work being done, the sureties are split into two <br />parts to ease the financial burden on the developer: The first part is grading and the surety collected will cover just <br />that. Once the grading is finished, the surety will roll-over into the surety collected for the second part, the utility <br />and street work. <br />Notification: <br />Notification is not required for a final plat or development agreement. <br />Time Frame/Observations/Alternatives: <br />Alternatives to consider <br />1. Approve the Final Plat and Development Agreement as presented. <br />2. Approve with modifications. <br />Funding Source: <br />Costs associated with this project are the responsibility of the applicant, except where reimbursements by the City <br />will be made for oversizing work.
