10. <br /> <br />11. <br /> <br />12. <br /> <br />13. <br /> <br />14. <br /> <br />15. <br /> <br />16. <br /> <br />17. <br /> <br />18. <br /> <br />That the Subject Property has a total of two hundred and eighty-nine (289) feet of frontage of <br />Tiger Street N.W.; the existing homestead parcel is proposed to be two hundred (200) feet <br />wide and the new lot created is proposed to be 89 feet wide. <br /> <br />That the Applicants have submitted an application for a vm'iance to the minimum tot width <br />reqnirement for the new lot created on the Subject Property, and if granted, ~vill proceed to <br />apply for a minor plat to subdivide the property into two (2) lots. <br /> <br />That if the variance is granted and the Applicants apply for a minor plat, they will be required <br />to submit a future resubdivision plan to reflect that the new building site will not obstruct <br />future resubdivision of the Subject Property to its nltimate density in the event municipal <br />services are extended to the area. <br /> <br />That the Applicants have stated that the special conditions causing the hardship is the fact <br />that there is a sufficient amount of area on the Subject Property to create fur (4) new lots but <br />they only want to create one (1) for a family member; and the only alternative to a variance is <br />to construct a public road into the property that will provide the minimum amount of lot <br />width or road fl'ontage to both the new lot and the existing lot when the Subject property is <br />subdivided. <br /> <br />That if granted, the variance wilt/will not grant the Applicant any special privilege that is <br />denied to other owners of lands in the same district. <br /> <br />That if granted, the variance will/will not impair an adequate supply of light and air to <br />adjacent properties. <br /> <br />That if granted, the variance will/will not unreasonably increase the traffic congestion in the <br />pnblic street. <br /> <br />That if granted, the variance will/will not permit a use that is prohibited in the <br />Residential District. <br /> <br />That ii' granted, the variance will/will not increase the danger of fire or endanger the public <br />safety. <br /> <br />That if granted, the variance will/will not unreasonably diminish established property values <br />within the neighborhood. <br /> <br />That if granted, the variance will/Will not violate the intent and purpose of the <br />Comprehensive Plan. <br /> <br />8 <br /> <br />The motion for the adoption of the foregoing resolution was duly seconded by Board Member <br />__., and upon vote being taken thereon, the following voted in favor thereof: <br /> <br />Resolution #03-06- <br /> Page 2 of 3 <br /> <br /> <br />
