CASE <br /> <br />R EQU.I~ST FOR A VARIANCE TO CUL-DE-SAC LENGTH FOR THE PROPOSED <br />SUBDIVISION OF TIGER MEADOWS; <br /> CASE OF MONARCH HOMES <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />Monarch '[%mes is proposing to subdivide property located east of Tiger Street and north of <br />Armstrong Blvd. into 11 single family homes. City Code restricts cul-de-sac lengths to 600 £eet. <br />The proposed plat of Tiger Meadows is proposing to construct a temporary cul-de-sac <br />al~prox[mately 967 _~eet in length. <br /> <br />The l"ollowing items are enclosed' <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Proposed plat <br />Proposed findings of fact <br />Proposed variance <br /> <br />N{)tit'ica rich: <br /> <br />State Statute requires owners ol! property within 350 feet of the subject property to be notified of <br />the request for variance and public hearing. Sta~'fsent notifications to property owners within 700 <br />feet. <br /> <br />Obserw~ tions: <br /> <br />City Code requires new subdivisions to make provisions for the continuation of existing and <br />future streets to adjoining properties. The City also desires to obtain a second access to a <br />subctivision whenever possible. The preliminary plat of Tiger Meadows will have one access on <br />Tiger Street. The developer is also proposing to extend Rabbit Street to the southeastern <br />boundary line of the plat in order to facilitate a future connection 'to Nutria Street (an existing <br />street located in the adjacent Autumn [4eights subdivision). Extending Rabbit Street to Nutria <br />Street will also provide the opportunity for a second access to the proposed' Tiger Meadows <br />subclivision in the future. In an attempt to comply with City Code requirements, the extension of <br />Rabbit Street to the southeastern corner of the plat results in a 967 foot temporary cul-de-sac. <br /> <br />The City Council reviewed the sketch plari' for Tiger Meadows in April and directed staffto work <br />with the City Attorney to determine the best option for connecting Rabbit Street to Nutria Street. <br />Staff is working with the City Attorney to determine the best option for providing that <br />connection, however sorting through the legal issues may take extensive time and therefore the <br /> <br />17 <br /> <br /> <br />
