22 <br /> <br />4. That Section 9.50.30, Subd. 2(b) of C'ity Code requires new subdivisions to make provisions <br /> for the continuation of existing streets into adjoining areas. <br /> <br />5. That whenever possible the City desires subdivisions to provide at least two (2) access points. <br /> <br />6. That the subject property cannot meet City requirements without exceeding the 600-foot cul- <br /> de-sac length. <br /> <br />That the applicant is proposing to const~n.~ct a public temporary cul-de-sac approximately 967 <br />feet in length to reach the southeastern edge of the Subject Property that will provide an <br />opportunity to cmmect Rabbit Street to Nutria Street in the future. <br /> <br />8. That the City is researching options for a cmmection fi'om Rabbit Street, in the proposed <br /> Tiger Meadows subdivision, to Nutria Street, in the adjacent Autumn Heights subdivision. <br /> <br />9. That the future com:ection of Rabbit Street to Nutria Street will provide a second access to <br /> Autumn Heights as well as Tiger Meadows subdivision. <br /> <br />10. That the special conditions causing the undue hardship do not result from the actions of the <br /> Applicant. <br /> <br />8. That if granted, the variance will/will not grant special privilege that is denied to other <br /> owners of lands, structures or buildings in the same district. <br /> <br />9. That if granted, the variance will/will not impair an adequate supply of light and air to <br /> ad. jacent property. <br /> <br />10. That if granted, the variance will/will not be materially detrimental to the purposes of the <br /> Ramsey Zonin~6 Chapter or other property in the area. <br /> <br />11.
