PUBLIC HEARING <br /> <br />CASE <br /> <br />REQUEST FOR A VARIANCE TO THE MINIMUM LOT WIDTH REQUIREMENT IN <br />THE R-1 RESIDENTIAL DISTRICT OF THE RURAL DEVELOPING AREA; <br /> CASE OF ROBERT LETENDRE AND THERESA WlEBE <br /> By: Community Development Director Sylvia Frolik <br /> <br />Background: <br /> <br />Mr. Letendre resides at 17120 Tiger Street N.W. He is proposing to subdivide his property to <br />create a buildable lot for his daughter. The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Sketch of proposed lot split <br />Proposed findings of fact <br />Proposed resolution to approve variance <br />Proposed resolution to deny variance <br /> <br />Notification: <br /> <br />In accordance with State Statute, City Staff attempted to notify owners of property within 350 <br />feet of Mr. Letendre's request for variance and public hearing. <br /> <br />Obscrva tio ns: <br /> <br />Mr. Letendre's property is approximately 17 acres in size and is located in the Rural Developing <br />area of the R-I Residential District. The minilmnn lot size is 2.5 acres and the minimum lot <br />width is 200 feet. <br /> <br />Mr. Letendre intends to subdivide a 3 acre parcel from his homestead for his daughter. He has a <br />total of 289 feet of frontage on Tiger Street; 400 feet of frontage would be required for each lot to <br />meeting the 200 foot requirement, without constructing a public road into the property. Mr. <br />Letendre has applied ±hr a variance to the minimum lot width. Per Staff's direction, he is <br />proposing that one of the lots maintain compliance with City Code and only one lot be subject to <br />a variance. Mr. Letendre's plan is that the.existing homestead will maintain 200 feet of frontage <br />on Tiger Street and the new lot for his daughter would have the remaining 89 feet of frontage on <br />Tiger Street. If the variance is approved, Mr. Letendre will proceed to apply for a minor <br />subdivision to plat the property into two lots. <br /> <br />Recommendation: <br /> <br />Will be based on your discussion. <br /> <br /> <br />
