buildings and uses, is maintained and controlled by a religious body organized to sustain public <br />worship. <br /> <br /> Clinic - Any establishment where human patients are examined and treated by <br />doctors or dentists but not hospitalized overnight. <br /> <br /> Club - Any establishment operated for social,' recreational or educational <br />purposes but open only to members and not the general public. <br /> <br /> Comprehensive Plan - A computation of goals, policy statements, standards, <br />prog-rams and maps for guiding the physical, social, and economic development, both public and <br />private, as defined in the Minnesota Municipal Planning Act, and includes any part of such plan <br />separately adopted and any amendment to such plan or parts thereof. <br /> <br /> Conditional Use - A use which may be appropriate in a specific zone, but may <br />require special conditions imposed by the Council as it may create special problems with regards <br />to the protection of the public welfare, the integrity of the municipal' land use plan, and/or the <br />zoning distr/ct in which it is located. <br /> <br /> Conditional Use Permit - A permit issUed by the Council in accordance with <br />procedures specified in this Chapter which permit is required in order to carry on a "conditional <br />use" as defined in this Chapter. <br /> <br /> Covenant - A contract between tWo individuals which constitutes a restriction of <br />a particular use of land. <br /> <br /> Coverage - That 'portion of a lot covered by principal and accessory use <br />structures, and may include impervious surfaces if it is so indicated in the individual zoning <br />districts. <br /> <br />Density - A number expressing the ratio of dwelling units to an acre of land. <br /> <br /> DensitY. Net - A number expressing the ratio of dwellina units to an acre.of land <br />in u~sabl¢ acres meaning the exclusion non-developable features such as water, Wetlands, steep <br />slopes, and county and state roadway ri~hts-of~way. <br /> <br /> District - A section Or sections of the City for which the regulations and <br />provisions governing the use of buildings and lands are uniform for each class of use permitted <br />therein. <br /> <br /> Domestic Sewage - Sewage that might be generated by a dwelling; a toilet <br />facility at an establishment open to the public; rental units, such as motels and resort cabins, or <br />showers and toilet facilities for schools or lcampgrounds. <br /> <br />128 <br /> <br /> <br />
