The Park and Recreation Commission reviewed the sketch plan at their April and May meetings. <br />The Park Commission is recommending pm'k dedication requirements be satisfied through a cash <br />payment of $330,876 and land dedication of .5 acres to be utilized for public park purposes. <br /> <br />The development is providing for an 8-foot bituminous trail along Nowthen Blvd, Alpine Drive, <br />and Sunfish Lake Blvd. The prelim/nary plat is also showing a 5-£oot sidewalk along all public <br />streets in accordance with City Code requirements. <br /> <br />The preliminary plat is meeting the 40% open space and 10% identifiabl.~ open space <br />requirement. Since the Park and Recreation Commission does not intend to develop the .5 acre <br />public park at the present time, staff is recommending the developer provide a cash payment for <br />the construction of a future connection from the townhomes to the park. <br /> <br />Recommendation: <br /> <br />City Staff recommends preliminary plat approval subject to compliance with the City Staff <br />Review Letter dated May 16, 2003. <br /> <br />Commission Action: <br /> <br />Motion to recommend that the City Council approve the preliminary plat <br />compliance with City Staff Review Letter dated May I6, 2003. <br /> <br />contingent upon. <br /> <br />-Or- <br /> <br />Motion to recommend the City Co~,tncil deny the proposed preliminary plat. <br /> <br />Review Checldist: <br />Community Development Director <br />Principal Planner <br />City Engineer <br /> <br />PC 06/05/03 <br /> <br /> <br />
