We are also in receipt of a Grading and Erosion. Control. Plan consisting of <br />two (2) sheets dated April 25, 2003, a Utility Plan consisting Of One (1) slleet, and a-.Landscape <br />and Tt'ee Preservation Plan consisting of tlu'ee (3) sheets dated April 25, 2003, all prepared by <br />l-Ial<anso~a Anderson. We offer the following comments: <br /> <br />G eh er:~l: The subject property is'~ppro×imately 42.4 acres in size and is generally located in the <br />triangular area formed by the intersection of Nowthen Blvd, Sunfish Lake Blvd., and Alpine <br />Drive. The preliminary plat is proposing to develop a total of 202 townhomes (11 eight-unit <br />buildings, 8 six-unit buildings, 12 four-unit buildings, 6 tl-u-ee-unit buildings) and 1 existing <br />single family ltome for a total of 203 housing units. The townhomes will be subject to a site plan <br />review ]%r all other aspects of the proposal including but not limited to architectur-al standards, <br />off-street parkJt~g, structure setbacks, and landscaping. The results of the site plan review n-my <br />impact the actual number of townhomes to be developed on the property. <br /> <br />7~onin,~: Tl~e subject property is zoned' R-2 Medium Density Residential. The proposed <br />development contains an outlot located in the southern portion oftl-~e plat along Alpine Drive that <br />is zoned R.- 1 Single Family. The R-2 Zoning District allows for low,Come developments up to 7 <br />units pet' net acre. Ail of tl~e townhome units shown on the plat are located in l~he R-2 District. <br />The City has received a Compreltensive Plan Amendment and Rezoning request to change the <br />outlot's designation in the Comprehensive Plan to medinm density residential and rezone the <br />property to R-2 Medium Density Resid.,.e. ntial in order for the outlot to be developed with <br />townhouse un[ts. The Planning Commission will be reviewing the Comprehensive Plan <br />Amendmeat and Rezoning request along with a Preliminary Plat and'Site Plan for the outlot at <br />their June meeting. <br /> <br /> <br />
