The townhouse units meet or exceed townhouse size, setbacks, and structure height requirements <br />established in the R.-2 District. <br /> <br />The development is proposing a fe~v different townhouse styies, however all units will be <br />constructed with vinyl siding and brick accents. The proposed exterior materials comply with <br />City Code. <br /> <br />The landscaping plan is generally acceptable provided that the plan is revised to include some <br />additional plantings in order to comply with the number o.f required plantings established in City <br />Code. Staff is also recommending that the species palette be revised to include a larger variety of <br />plantings. <br /> <br />As addressed in the preliminary plat case, the development is subject to density transitioning <br />reqnirements. The R-2 Medium Density District also requires a 30-foot wide landscape <br />bufferyard where a lower density development abuts a proposed higher density development. As <br />noted in the review letter, the R~2 district screening and density transitioning requirements <br />conflict with one another. City Staff and the Environmental Policy Task Force (EPTF) are <br />currently reviewing the screening requirements established in City Code to provide for a more <br />effective and efficient means of requiring additional plantings within the buffer corridor. Staff <br />will be using density transitioning requirements to satisfy screening between a proposed higher <br />density development abutting an existing lower density development. <br /> <br />Recommendation: <br /> <br />City Staff recommends site plan approval subject to compliance with the City Staff Review <br />Letter dated May 16, 2003. <br /> <br />Commission Action: <br /> <br />Motion to recommend that the City Council' approve the site plan contingent upon compliance <br />with City Staff Review Letter dated May 16, 2003. <br /> <br />Motion to recommend the City Council den.y the proposed preliminary plat. <br /> <br />Review Checldist: <br />Community Development Director <br />Principal Plmmer <br />City Engineer <br /> <br />PC 06/05/03 <br /> <br />38 <br /> <br /> <br />
