'File R-2 district stipulates that a thirty (30) foot wide bufferyard be inchtded <br />anywhere that a proposed higher density zoning district abuts a lower density zoning district. <br />Widnin tine bufferyard, an additional 10% percent of landscaping is required based on the <br />minimum landscape plantings. This would result in an additional 121 plantings along the <br />common boundary in the south.western comer of the proposed development. <br /> <br />The plans do show a total of fifty~three (53) additional plantings al.ong the common boundary. <br />Furthermore, according to the p(ans submitted, there are a couple of areas along this common <br />boundary that are slated for tree preservation. However, the submitted tree preservation plan <br />does not provide in~'orrnation pertaining to the number, species, or size of trees that will be <br />preserved. Until the City receives a more detailed tree preservation plan, it cannot be determined <br />wlnether additional plantings will be needed to fulfill tlne screening requirement or if the <br />preserved trees will be su~'ficient. <br /> <br />[t si~ould be noted that tile R-2 district screening and density transitioning requirements conflict <br />with one another. City Staff and the Environmer~tal Policy Task Force (EPTF) are cmTently <br />reviewing the street]lng requirements established in City Code to provide for a more effective <br />anti ef~lcient means of requiring additional plantings within the buffer corridor. Therefore the <br />required plantings required to comply with screening requirements may change. <br /> <br />Ground Cr>ver/lrri~ation: Tim development is required to establish sod in all areas r~ot <br />frei>roved with structures or pavement. An irrigation system will need to be provided throughout <br />the development where sodded at~c.! landscaped areas will be established. The proposed irrigation <br />system ,,viii need to be reviewed and approved by the City Engineer. <br /> <br />Mailbox I..oea rio u: The placement of mai/boxes for the towhome units should be located along <br />tile private streets when 'possible. Location of mailboxes along public streets will need to be <br />clustered and is subject to the review and approval of the Streets Supervisor. <br /> <br />Address Sir4nat,'e: Tim City will be requiring an address location sign (specifying the units <br />addt'esses) to be placed at the entrance of all private streets. Tine required signage will assist <br />emergency services in locating a specific unit when called-to the site. The address signage is <br />subject to tile review and approval of the City Engineer and Police Chief. <br /> <br />REU Number: The Git), bas enacted a quarterly drainage utility charge that is applicable to the <br />proposed development.
