Box 238 <br />Champlin, MN 55316 <br /> <br />Re: Site Plan Review: Alpine Acres 2nd Addition <br /> <br />Dear Tim: <br /> <br />We are in receipt of your site plan to develop'a townhome subdivision in the City of Ramsey. <br />The site plan consists of a Cover Sheet, a Natural Features Plan, Site Utility Plan, Grading and <br />Erosion Control Plan (2 sheets), and a Landscgpe Plan all dated May 23, 2003 and prepared by <br />Hakanson Anderson. We are also in receipt of architectural renderings prepared by John Bradly. <br />We offer the following comments: <br /> <br />General: The subject property is ._approximately 1.36 acres in size and is generally located at the <br />intersection of Alpine Drive and Sunfish Lake Blvd. The site plan is proposing to develop a total <br />of 6 townhome units.- <br /> <br />Zonin.,4: The subject property is zoned 1K-1 Single Family Residential. The City has received a <br />Comprehensive Plan Amendment and Rezon/ng request to change the subject property's <br />designatiofl in the Comprehensive Plan to medium density residential and rezone the property to <br />IK-2 Medium Density Residential in order for the outlot to be developed with town_homes. <br /> <br />Densitw: The subject property is limited to a maximum net density of seven (7) un/ts per acre. <br />The subject property is approximately 1.36'net acres (exclusive of wetlands and major road right- <br />of-way), which results in a net density of 4.4 units per acre. The proposed development complies <br />with City Code, <br /> <br />Streets: The tow~zl~ome units will be serviced by a private street that provides access to a public <br />street located in the proposed Alpine Acres. townhouse subdivision to the nortlx. <br /> <br />The table below indicates City Code requirements for private street lengths: <br /> <br />O5 <br /> <br /> <br />
