Box 238 <br />Champlin, MN 55316 <br /> <br />Re: Site Plan Review: Alpine Acres <br /> <br />Dear Tim: <br /> <br />We are in receipt of your site plan to develop a townhome subdivision in the City of Ramsey. <br />The site plan consists of a Site Plan Sheet, Natural Features Plan, Street and Site Plan, Grading <br />and Erosion Control Plan (2 sheets), a Utility Plan, and a Landscape and Tree Preservation Pian <br />(3 sheets) ali dated April 25, 2003 and prepared by Hakanson Anderson. We are also in receipt of <br />architectural renderings for the eight-plex, six-plex, and four-plex townhouse structures prepared <br />by John Bradly and .Lampert Architects. We offer the following comments: <br /> <br />General: The subject property is approximately 42.4 acres in size and is generally located in the <br />triangular area formed by the intersection of Nowthen Blvd, Sunfish Lake Blvd., and Alpine <br />Drive. The site plan is proposing to develop a total of 202 townhomes (11 eight-unit buildings, 8 <br />six-unit buildings, 12 four-mt buildings, 6 three-unit buildings) and 1 existing single family <br />home for a total of 203 housing units. <br /> <br />Zoning: The subject property is zoned R-2 Medium Density Residential. The proposed <br />development contains an outlot in the southern portion of the plat along.. Alpine Drive. that is- <br />zoned R-1 Single Family. The R-2 Zoning District allows for townhome developments up to 7 <br />units per net acre. All of the townhome units shown on.the plat are located in the R-2 District. <br />The R-1 district allows for single-family homes up to 3 units per net acre. The City has received <br />a Comprehensive Plan Amendment and Rezoning request that proposed to change the outlot's <br />designation in the Comprehensive Plan to medium density residential and rezone the property to <br />R-2 Medium Density Residential in order for the outlot to be developed with townhomes. The <br />Planning Commission will be reviewing the Comprehensive Plan Amendment and Rezoning <br />request along with a Preliminary Plat and Site Plan at their June meeting. <br /> <br />Density: The subject property is limited to a maximum net density of seven (7) units per acre. <br />The subject property is approximately 42.4 acres (gross) and the 203 units proposed results in a <br />gross density of 4.8 units per acre.
