I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br /> Chapter 9 <br />Zoning and Subdivision of Land <br /> <br />9.01 Zoning <br /> <br />9.01.01 Title. This Chapter shall be known as the "Ramsey Zoning Chapter" except as <br />referred to herein where it shall be known as "this Chapter." <br /> <br />9.01.02 Authority. This Chapter is enacted pursuant to the authority granted by the <br />Municipal Planning Act, Minnesota Statutes, §462.351 to §462.365. <br /> <br />9.01..03 Purpose. The following zoning provisions and the zoning map established <br />hereby have been enacted in accordance with a comprehensive plan of land use for the purpose <br />of: promoting the health, safety, morals, comfort, convenience prosperity, and general welfare of <br />the residents of Rarnsey; dividing the City into zones or districts restricting and regulating <br />therein the location, erection, construction, reconstruction, alteration, and use of buildings, <br />structures, and land for specified uses; regulating the intensity of the use of land; regulating and <br />determining the area of open spaces surrounding buildings in order to prevent the overcrowding <br />of land and to assure adequate light and air; protecting waterways and natural resources; <br />establishing building lines and the location of buildings designed for specified industrial, <br />commercial, residential and other uses within such areas and fixing standards to which buildings <br />or structures shall conform therein; prohibiting uses, buildings, or structures incompatible with <br />the character of the specified districts; preventing additions to and alterations or remodeling of <br />existing buildings or structures in such a way as to avoid the restrictions and limitations imposed <br />hereunder; limiting congestion in the public streets by providing for off street parking and <br />loading and unloading of vehicles; providing for the gradual' elimination of nonconforming uses <br />of land, buildings and structures; and conserving the economic value of land and buildings <br />through out the City. <br /> <br />9.01.04 Relation to Comprehensive Plan. It is the policy of the City that the <br />enforcement, amendment and administration of this Chapter be accomplished with due <br />consideration of the recommendations contained in the Comprehensive Plan as developed and <br />amended i¥om time to time by the Planning Commission and Council of the City. The Council <br />recognizes the Comprehensive Plan as the policy adopted to regulate land use and development <br />in accordance with the policies and purpose herein set forth. <br /> <br />9.01.05 Separability. It is hereby declared to be the intention of the City that the several <br />provisions of this Chapter are separable in accordance with the following: <br /> <br />ao <br /> <br />If any court of competent jurisdiction shall adjudge any provision of this <br />Chapter to be invalid, such judgment shall not affect any other provisions of <br />this Chapter not specifically included in said judgment. <br /> <br />9-1 <br /> <br /> <br />
