Berms. <br />Decorative fencing. <br /> <br />Screening shall be such that the non-residential use is <br /> <br />partially obstructed from view from the residential <br /> <br />property. <br /> <br />Screenin~ shall be not less than five (5) feet high, except <br />that all screening, within twenty (20) feet of any driveway <br />or street right~of-way shall be less than thirty-six (36) <br />inches in height above the curb or center of the street. <br /> <br />to <br /> <br /> Screening <br />Lighting. <br />1. <br /> <br />o <br /> <br />shall be placed along property lines. <br /> <br />Any lighting used to illuminate an off-street parking area, <br />sign or structure, shall be arranged to deflect light away <br />from any adioining residential district or public street. <br /> <br />Bulbs emitting in excess of 3,000 lumens (150 watts) shall <br />be so directed that the bulb is not visible from off of the <br /> <br />property where such light source is located. <br /> <br />Lenses, deflectors, shields, louvers and prismatic control <br />devices shall be utilized so as to eliminate nausance and <br /> <br />hazardous lighting. Reflected glare or spill light shall not <br />exceed five tenths (0.5) foot-candles as measured on the <br />property line when abutting residential zones and one (1.0) <br />foot-candle measured on the property line when such line <br />abuts a similar zone or land use. <br /> <br />u. Waste and Storage. <br /> <br />Garbage receptacles, refuse areas must be in rear or side <br />yards, and must be screened from public view and <br />adjoining properties. <br /> <br />No exterior storage shall be allowed if the property abuts an <br />R-I, R-2, R-3 District. Where the property does not abut <br />such district, all exterior storage shall be screened with the <br />exception off <br /> <br />i.
