When adiacent to residentially zoned/used proper%,, there <br /> <br />shall be screening provided along the boundatw of the <br />residential propertw. Screenin~ shall also be provided <br />where a use or parking lot is across the street from a <br />residential zone (but not on' that side of the business <br />considered to be the front). Screening shall consist of one <br />or more of the followina: Vegetation, Berms, Decorative <br />fencimz. <br /> <br />Screening shall be such that the use is obstructed from view <br /> <br />from the residential property. <br /> <br />Screening shall be not less than five (5) feet high, except <br />that all screenina within twenty (20) feet of' any drivexvay <br />or street right-of-way shall be less than thirW-six (36) <br />inches in heid~t above the curb or center of the street. <br /> <br />Screening shall be placed along property lines. <br /> <br />Lighting, <br /> <br />Any lighting used to illuminate an off-street ,parkin~ area, <br />Man or structure, shall be an:anged to deflect light away <br />from any adioining residential district or public street. <br /> <br />Bulbs emitting in excess of ,3,000 lumens (150 waits) shall <br />be so directed that the bulb is not visible fi'om off of the <br /> <br />property where such liaht source is located. <br /> <br />Lenses. deflectors, si:de[ds, louvers and prismatic control <br />devices shall be udlized so as to eliminate nausanc, e and <br /> <br />hazardous lighting. Reflec,ted glare or spill light shall not <br />exceed five tenths (0.5) foot-candies as measured on the <br />property line when abutting residential zones and one (1.0) <br /> <br />fbot-candle measured on the propem., line when such line <br />abuts a similar zone or land use. <br /> <br />f.
