Intent. The intent of the Mixed Use Planned Unit Development <br />(MU-?UD) District is to provide a range of retail and service commercial, office, and residential <br />uses that are organized and planned in a comprehensive manner. The MU-PUD District is <br />created, for development seeking alternative development regulations that promote a better <br />integration of uses that might typically be separated in typical suburban development. This <br />District is appropriate for infill locations that provide opportunities to connect to adjacent <br />development patterns. At least 25 percent of the land area in the development shall be in <br />residential use. The minimum land area for development under the MU-PUD District is 10 acres. <br /> <br /> Subd. 2. Permitted Uses <br /> <br /> a. Offices and banks <br /> <br /> b. Enclosed retail activities without outdoor activities <br /> c. Personal and professional services <br /> d. Restaurants and cafes <br /> e. Uses allowed in the R-l, R-2 and R-3 Districts <br /> Subd. 3. Standards <br /> a. Other Standards: <br /> <br />The Planned Unit Development process (9.20.31) shall be used <br />for all development in the MU-PUD District. Open space <br />requirements typically required in the PUD District may be <br />reduced as approved by the City. <br /> <br />Standards for residential and commercial uses may be applied as <br />determined necessary when reviewing development proposals. <br />Otherwise, development standards are established for each <br />element of a project as approved by the PUD. <br /> <br />9-182 <br /> <br />217 <br /> <br /> <br />
